Limited 203K (or 203K Streamline)
Limited 203K also known as 203K Streamline is more commonly availed of the two (2) 203K loan programs offered by FHA. It is pretty common for buyers to get across a home that is not so perfect, but with minor repairs and upgrades the house can be close to their expectations. Some smart buyers with limited funds prefer such homes as these do not have competition from many other home-buyers. You build instant equity after performing the required repairs and upgrades.
With “203K Streamline” you cannot do major repairs or structural changes as in Standard 203K, but still there are a lot of things that are covered in a limited way. The amount you can get towards repairs is capped at $35,000/- with 203K Streamline loan program. One thing to keep in mind is that with this option the property must be habitable during the time the repair works are being performed.
What You Can Do With A Limited 203K Loan!
- Repair and/or replacement of flooring, gutters, roofs, patios, decks, porches, septic system etc.
- Repair, upgrade and/or replacement of plumbing, existing electrical systems and HVAC systems.
- Minor rehab that does not involve structural changes, like moving of load bearing walls etc.
- Painting of interior and exterior of the house.
- Weatherization of windows and doors, insulation, weather stripping.
- Basement water-proofing and remodeling that do not involve structural repairs.
- Purchase and installation of kitchen appliances (furniture is not covered under the program).
- Remodeling improvements to help persons with disabilities.
- Window and door replacement and exterior siding replacement.
